Booking & availability

The easiest way is to WhatsApp Petra directly (+971 56 611 1443) with your preferred dates and property. You can also use the enquiry form on the Contact page. Petra replies personally with availability confirmation, an exact price, and next steps — usually within a few hours.

For peak season (November to March) and for stays of 1 month or longer, we recommend booking at least 4–6 weeks in advance. For summer stays or short-term bookings, 1–2 weeks notice is usually sufficient. Contact Petra to check current availability at any time.

The minimum stay is 7 nights for short-term bookings. There is no maximum — stays of up to 6 months (and sometimes longer) are welcome. The longer your stay, the better the rate.

For properties with multiple available units (such as The Autograph), Petra will do her best to accommodate floor or view preferences. Contact her directly when enquiring and she will confirm what is available for your dates.

Currently all bookings go through a direct enquiry via WhatsApp, email, or the contact form. This ensures every guest gets a personalised quote and the correct documentation. Petra typically responds within a few hours.

Petra sends a formal rental agreement, explains the security deposit process, and confirms all stay details in writing. Once the deposit is received, the booking is confirmed. Closer to your arrival date, she will send check-in instructions, access codes, and any pre-arrival arrangements you have discussed.

We show prices on each property page on the Properties page. For an exact quote based on your specific dates and stay length, contact Petra directly she will confirm the exact amount within hours.

Yes. Stays of 3–6 months receive an additional reduction. Contact us for the exact long-stay rate for your dates when you enquire.

The Tourism Dirham is a government-mandated fee of AED 15 per bedroom per night, applied to all licensed short-term rentals in Dubai. It is not our fee, it is a legal requirement collected from all guests staying in DTCM-licensed properties. This fee is shown separately and confirmed before you pay.

Yes. A refundable security deposit is required at the time of booking. The exact amount depends on the property and stay length and is confirmed before any payment is taken. Deposits are returned within  few working days of checkout, minus any documented damages.

We accept bank transfer (preferred for larger amounts), instant bank payment, and credit card (a small processing fee applies to card payments). Corporate guests requiring invoice payment should mention this when enquiring. All payment terms are confirmed in writing before any transfer is made.

Yes. Pera provides formal company invoices and signed rental agreements for all corporate bookings. Documentation is available in English and can be translated to German on request. Mention that you need corporate documentation when you first enquire.

Check-in & your stay

Standard check-in is from 10:00 A.M and checkout is by 10:00 P.M Early check-in and late checkout are available on request contact us when booking to confirm whether this is possible for your dates.

Yes a access card can be arranged so you can access the apartment independently if you arrive outside office hours or on a late flight. Full instructions are sent via WhatsApp before your arrival date.

All guests are required to provide a passport copy before check-in. UAE residents should also provide their Emirates ID. For corporate bookings, a company letter may be required for invoice processing. Please send documents to Petra via WhatsApp or email at least 48 hours before arrival.

Not a problem. Self-check-in via key safe is the standard arrangement for out-of-hours arrivals. Petra will send your access instructions and the key safe code via WhatsApp before you land. She monitors WhatsApp for urgent queries outside standard hours.

Subject to availability, yes. Long-stay guests get priority on extensions. Contact our team as early as possible if you think you might want to extend, the earlier we know, the easier it is to confirm. Your rate may improve further if the extension moves you into a longer-duration pricing tier.

Services & amenities

Weekly professional housekeeping is included as standard in every stay, regardless of duration. This includes a full apartment clean, fresh linen and towel change, bathroom deep clean, and kitchen wipe-down. Daily housekeeping, additional deep cleans, and laundry services are available as paid add-ons  always quoted transparently before scheduling.

Yes. Airport pickup and drop-off can be arranged through Petra's transport partners. This is an optional service quoted separately from your stay cost. Let us know your flight details when booking and we will arrange everything.

Yes. High-speed fibre Wi-Fi is included as standard in every Pera property — no extra charge, no daily data caps. Speed and provider details for each property are available on request.

Pet policies vary by property and building rules. Contact us when enquiring and we will confirm whether the specific property you are interested in allows pets, and whether a pet deposit is required.

Yes. Send us your grocery list at least 48 hours before your arrival and the items will be ready in the fridge when you check in. Groceries are billed at cost with no mark-up and we will send you the supermarket receipt.

Yes. we can purchase and set up a local UAE SIM card for you before or shortly after your arrival ideal for guests who want to avoid roaming charges immediately. This is an optional concierge service billed at cost.

Dubai & legal

Yes. All Pera Holiday Homes properties are fully licensed under the Dubai Department of Economy and Tourism (DET/DTCM) short-term holiday home regulations. This means your booking is legally protected, your accommodation meets Dubai's official short-stay standards, and the Tourism Dirham fee collected is properly remitted to the government.

Most European passport holders receive a free 30-day or 90-day visa on arrival in Dubai. If you are from a country that requires a pre-arranged visa, We can advise on the process though the visa application itself must be handled directly with the UAE embassy or an approved visa agent. Contact us if you need guidance.

Yes — and in many cases it is safer. Booking directly with a DTCM-licensed operator means you have a signed rental agreement, transparent pricing, a named contact, and legal recourse under Dubai's rental laws. You also pay lower rates since there are no platform commission fees passed on to you.

DTCM stands for Dubai Department of Economy and Tourism (formerly Dubai Tourism and Commerce Marketing). All short-term rental operators in Dubai are legally required to hold a DTCM licence. Licensed operators must meet official quality standards, charge the correct Tourism Dirham fee, and operate transparently. Booking with a licensed operator protects you as a guest.
