How to Choose the Right Dubai Holiday Home: The Complete Guest Checklist for 2026
Dubai had approximately 12,000 licensed holiday homes by the end of 2025 and a significant number of unlicensed listings operating alongside them. For a first-time Dubai holiday home guest, choosing between them is not always obvious. A beautiful photograph and a five-star rating can exist on a listing that has never been physically inspected, has no formal rental agreement, and has a host who will not respond to messages after midnight.
This checklist covers everything that actually matters when choosing a Dubai holiday home from legal compliance to photo verification to the quality signals that separate a professional host from a casual one. Read it before you book anything.
1. Verify the DTCM licence first — before anything else
Every short-term rental in Dubai is legally required to hold a DET (Dubai Department of Economy and Tourism) holiday home permit. Ask the operator for their permit number before making any payment. A licensed operator will provide this immediately it is displayed on their website, their listings, and their rental agreements.
A permit number looks like: HHXXXXXXXX. You can verify it directly on the DET portal. Any operator who cannot or will not provide a permit number is either unlicensed or non-compliant. Walk away.
⚠ Never pay a deposit to a holiday home that cannot show you a valid DTCM permit number. Operating without one is illegal and which means you have no legal protection if something goes wrong.
2. Check whether the photos are real
Ask the operator to send you additional photos or a short video walkthrough before booking. A professional operator with real properties will send these within hours. An operator relying on digitally enhanced or outdated photos will delay, make excuses, or send the same listing images.
Look specifically for: photos taken in natural light (not heavy filter editing), shots that show scale accurately (wide-angle lens on a small room makes it look twice as big), and images of every significant area of the apartment like bedroom, bathroom, kitchen, and the view from the window or balcony.
3. Confirm transparent pricing before and not after
A professional Dubai holiday home operator will give you a complete price before you book. This means: the nightly rate, the Tourism Dirham fee (AED 10–20 per bedroom per night a government charge), any cleaning fee, the security deposit amount and refund terms, and any other applicable fees. These should all appear on a written quote before you send any money.
If an operator quotes a nightly rate and then adds significant fees at checkout that were not mentioned upfront, that is a red flag and not a misunderstanding.
4. Assess the host's response quality
Send an enquiry with a specific question such as about your booking dates, a particular room feature, or a service you need. The quality of the response tells you almost everything you need to know about the host:
- Did they respond within 4 hours? (Professional standard)
- Did they answer the specific question you asked, or give a generic response?
- Did they communicate clearly in your preferred language?
- Did they proactively offer information you would have needed to ask for anyway?
A host who responds slowly, vaguely, or not at all before you have paid anything will respond far worse after you have landed at the airport at midnight. Test response quality before you commit.

5. Look for a signed rental agreement
Every professional Dubai holiday home operator provides a formal rental agreement before your stay. This document confirms: the property address, your check-in and check-out dates, the agreed total price, the deposit amount and refund terms, the house rules, and the DTCM permit number. It is enforceable under UAE law.
Any operator who wants payment without a written agreement is operating informally which means your deposit has no formal protection and any dispute will be resolved entirely at their discretion. Do not proceed without a signed agreement.

7. Read the reviews but read them correctly
Holiday home reviews are useful but require interpretation. Look for: reviews that mention specific features (the bedroom was quiet, the kitchen had everything we needed, the host responded quickly at 11pm). Generic five-star reviews (‘great place, will come back’) are less informative than specific four-star reviews that mention one thing that could have been better.
Also look at how the host responds to any negative reviews. A professional host who acknowledges a genuine issue and explains what was fixed is more trustworthy than a host with exclusively perfect reviews and defensive responses to anything less.
